The Annapolis Yacht Club (AYC) is located on the north bank of Spa Creek in the heart of historic Annapolis, Maryland. The AYC, built in the early 1960’s, is supported by timber bearing piles and timber piles with concrete caps. KCI Technologies, Inc. (KCI) performed an initial underwater inspection in 2001 and prepared an inspection report documenting the inspection findings and providing repair recommendations. In addition, KCI recommended a four-year “routine” inspection cycle based on the condition of the facility.
In 2005, KCI’s in-house PE-Divers conducted another “routine” inspection using a 3-person dive team consisting of a Professional Engineer Diver, a Commercial Diver and a dive tender in accordance with OSHA regulations. Using a “hands-on-inspection” approach, all defects were located, measured and documented. Following the inspection, the team prepared a detailed report that included inspection findings, photographs, previous report comparisons and repair recommendations. While on site, the KCI Dive Team also inspected a 400’-long timber bulkhead on the opposite bank of Spa Creek. As the structure’s initial inspection, it will serve as a baseline for future inspections to determine the deterioration rate of the structure.
These “routine” inspections are essential to help owners better manage their assets to ensure that structures are properly maintained to maximize their life spans and to ensure that owners will not be blindsided with large replacement costs.
