The Residences at Sparks

KCI provided planning and design services for the redesign of a previously planned office parcel into a residential development. Located on 5 acres of steeply sloping land in Northern Baltimore County, the redesign provides 122 condominiums housed in 8 multifamily buildings. Each building provides both surface and below building garage parking. A community recreation facility including a pool, clubhouse, and recreation area was designed to serve the community.

The steeply sloping land added to the complexity of the site redesign. KCI’s planners developed several strategies to overcome the challenges of the site. By incorporating split story buildings, carefully fitting the access road into the site, and minimizing the use of retaining walls, KCI was able to develop a site layout which maintains the rural character of the development while maximizing the site yield.

The views into the development were also carefully considered during the design. Through the use of informal grouping of shade trees, and weaving the existing open spaces and slopes into the design, KCI created a design that reinforces the beauty and openness of the surrounding areas.
