Our team provided site/civil, electrical, environmental, hydraulic and geotechnical engineering as well as survey services for a 172,000-square-foot shell building.

The 18-acre property is flanked by a stream on two sides and lies within a 100-year floodplain. KCI discovered that the client’s plans, prepared by another engineering firm, were missing significant elements, including masterplan right-of-way, 100-year floodplain impacts, forest conservation areas, and demonstrated unbalanced earthwork. Our team prepared a new plan and schedule for a speculative building and met with local residents to explain the project and incorporate their feedback into the design.

KCI also coordinated with the local power company to establish power for the 800+ EV charging stations between the client’s two properties. A comprehensive traffic study and operational analysis of the surrounding roadways prompted design of a new traffic signal intersection, upgrades to three adjoining intersections, and interconnections to optimize signal timing. Landscaping plans served to complement the adjacent residential neighborhood, including large trees and dense planting for additional screening and enhancing stream buffer areas.

This project involved significant cooperation between the owner, community, county, state, and federal agencies. As the client’s representative, KCI facilitated coordination at every stage.
