KCI provided a full suite of services to help transform a vacant lot into two state-of-the-art, multi-story storage facilities totaling nearly 100,000 square feet.
To enhance the utility and economic value of the site, which previously operated as a landscaping company, KCI’s land development team delivered comprehensive services including surveying, conceptual and final site design, grading and stormwater management, permitting coordination, and construction oversight. Due to the site’s prior use and challenging topography, the team faced significant grading and drainage issues while maintaining zoning and environmental compliance. Located along a busy corridor, the initiative required innovative solutions to optimize land use and effectively manage stormwater.
KCI worked closely with the client and multiple agencies to secure all necessary approvals, including Conditional Use approval, which allowed the project to move forward within the site’s zoning regulations. Civil 3D software was used to efficiently analyze cut and fill volumes and model storm drain systems, enabling the team to manage complex elevation changes and streamline design adjustments.
Throughout the process, KCI collaborated with township officials, the owner, and the design team to develop renderings and exhibits that addressed community concerns and gained public support. Now complete, the project successfully transformed a vacant site into a visually appealing, functional facility that enhances the corridor and contributes to local economic growth.
