The facility is an upscale, eight-story, mixed-use residential building located near the Texas Rangers and Dallas Cowboys stadiums in the heart of the Arlington Entertainment District. To find space amid the bustling area, the building was constructed atop an old stadium surface parking lot.
Our team provided comprehensive structural engineering throughout the project’s lifecycle from schematic design through construction. At the northwest corner of the building, a dramatic three-story cantilevered block extends outward 30 feet above grade to provide views of the adjacent lake and iconic National Medal of Honor Museum. To support the architect’s sloped-column aesthetic without increasing lateral loads, the structural design incorporates symmetrical V-shaped columns that balance forces while maintaining the intended architectural expression. As the Rangers Way signage was designed to complement the architecture of the adjacent baseball stadium, KCI engineered supports using structural steel to achieve the desired visual impact while maintaining structural integrity.
The eight-story residential building was designed to meet National Green Building Standard (NGBS) certification and features a sustainable wood-frame superstructure constructed atop a post-tensioned concrete podium. The completed facility includes more than 300 residential units above a three-level partially below-grade parking garage with nearly 400 parking spaces. Residents also enjoy over 43,000 square feet of interior and exterior amenity space, including a landscaped terrace, expansive deck areas, green spaces, an outdoor pool, courtyard, fitness facilities, and office workspaces.
