The Urban Land Institute (ULI) Nashville recently recognized four KCI projects during their annual Excellence in Development Awards ceremony.
KCI’s traffic engineering team was recognized for their work on several development projects throughout the city. The 1030 Music Row, the Albion in the Gulch, the Amazon-Nashville Nashville Yards, and the Meharry Living Learning Center projects were selected for Excellence in Development Awards. For each project, KCI provided selected traffic engineering services including traffic analysis and traffic impact study work, traffic design for offsite improvements, and traffic control plans, as needed. Samantha Bowie, EIT, Tyler Fosnes, PE, Beth Ostrowski, PE, PTOE, and Meghan Sigler, PE, were present to accept the awards on behalf of the firm.
1030 Music Row
The construction of 1030 Music Row, Nashville’s first timber-framed office building, brought environmental sustainability and aesthetic commerce to a bustling community. Standing five stories in height with 112,000 square feet of space, the building was completed in late 2022, boasting an 88% lease rate within the first 12 months.
Albion in the Gulch
The Albion residential construction features two curved towers connected by architecturally innovative overpasses. Located at the confluence of two major freeways in the heart of Nashville’s Gulch neighborhood, the aesthetic high-rise building is comprised of 415 luxury units totaling 550,000 square feet. Adding to its allure, the building features segmented glass patterns which highlight the curvature of the structure. The establishment of the residential building promotes the commercial expansion of the Gulch and enhances the vibrancy of the downtown area.
Amazon-Nashville Nashville Yards
Amazon partnered with the city of Nashville, Tennessee, to establish a 1.15 million-square foot office building on a 2.5-acre site on the northern side of Nashville Yards, an urban community. The two-tower construction was designed and constructed to prioritize longevity, practicality, and an aesthetic touch of whimsy. The site boasts stunning features, including 35 40-foot-tall carbon fiber “tulip” structures, which offer both shade from the southern sun and decorative character. With five retail tenants in the building, the addition of the Amazon-Nashville building encourages commerce and new employment opportunities for the local area.
Meharry Living Learning Center
Constructed recently on the campus of the historically Black academic institution, Meharry Medical College’s new six-story residential facility functions as a learning environment for the community, equipped with 126 one-bedroom apartment units to support future healthcare professionals. Featuring shared amenity spaces, underground parking, and exterior landscaping, the building allows for students to pursue medical careers without navigating the Nashville real estate market.
