KCI’s land planning and landscape architecture team partnered with the City of Bowie and the Bowie Economic Development Council to reimagine the 120-acre town center as a vibrant, mixed-use urban destination.
Once a thriving retail hub anchored by two big-box stores, the site no longer meets the needs of today’s market or the community’s aspirations. Through an inclusive visioning process, KCI guided city leaders in exploring other successful redevelopment models across the region to identify strategies for transforming Bowie Town Center into a dynamic destination.
The reimagined concept envisions a vibrant urban district defined by 6- to 10-story mixed-use buildings with active ground-floor retail, dining, and entertainment. The plan introduces major regional attractions such as an indoor golf complex, an aquatic sports and surf venue, and an immersive arts experience, complemented by a connected network of plazas, greenways, and public art that foster walkability and community gathering.
This transformative vision establishes a framework for repositioning Bowie Town Center as a premier regional destination, one that reflects a modern, connected, and forward-thinking future for the City of Bowie.
