KCI provided façade assessment, structural engineering, and building envelope rehabilitation services for the Monaco Beach Club, an 18-story beachfront condominium with an attached two-story parking garage in Naples, Florida.
The project began with a comprehensive façade inspection and condition assessment to evaluate the building’s structural and envelope systems and identify necessary repairs. Based on these findings, KCI developed construction documents for a facade restoration program focused on extending the service life of the building and improving long-term performance in a coastal environment.
As the project progressed, KCI expanded its role to serve as Owner’s Project Manager for the facade restoration program and Engineer of Record for the structural repair program, providing technical oversight, design coordination, construction administration, and inspection services throughout implementation. The rehabilitation included extensive façade and building envelope repairs designed to address age-related deterioration while enhancing the building’s appearance, durability, and resilience.
Through close coordination with project stakeholders and contractors, KCI helped guide the restoration from assessment through construction. The completed improvements revitalized the property, enhanced its presence along the Naples shoreline, and brought the facility into compliance with applicable coastal lighting and “Turtle Code” requirements, delivering long-term value for residents and owners.
